What is Apjakal Estate?

Apjakal Estate is property management software for landlords, managing agents and developers. It runs the whole business behind a portfolio: who is in each unit, what they owe, what each property earns and costs, and which repairs and certificates need attention.

Every invoice, deposit, repair bill and sale instalment is tagged to the unit it belongs to. So the owner sees the portfolio on one screen, and each property carries its own profit and loss.

Six Areas, One System

Everything Behind a Property Portfolio

Each module shares the same units, tenants and ledger.

Module 01

Leasing & Rent

A rent roll showing each tenant, lease dates, current rent and deposit held. Rent is invoiced on schedule, and late fees are raised automatically after a grace period you set. Water and electricity meter readings are billed to the tenant.

Module 02

Finance per Unit

A profit and loss for every property, including its repair bills. Deposits are held as a liability until the move-out settlement. VAT is applied only to the units you mark as commercial.

Module 03

Property Sales

Listings and developments, buyer leads, viewings on a calendar, bookings that hold a unit and lapse on their own, payment plans with instalment schedules, agent commission and buyer statements.

Module 04

Maintenance & Compliance

Complaints become jobs. Contractor quotes are approved by a manager and raised as purchase orders. Preventive schedules raise their own jobs, inspections carry room-by-room photos, and a register flags expiring certificates and insurance.

Module 05

Owners & Managing Agents

For units you manage for someone else: rent collected, less your fee and the expenses, gives the owner's payout, with a statement for every owner. Switched on only if you need it.

Module 06

Portals & Listings Website

Tenants see their balance, statement, lease and requests, and log a repair with a photo from their phone. Buyers track their instalments. A public listings site sends every enquiry straight into your CRM.

From the Tenant's Phone to an Approved Contractor

One repair request, followed through the system.

Step 1

Tenant logs it

The tenant opens the portal on their phone, picks their unit, describes the fault and attaches a photo.

Step 2

It lands as a complaint

The request appears in the office as a property complaint against that unit, with the photo.

Step 3

A job is raised

The complaint becomes a maintenance job with a contractor and a quote. A manager approves the quote.

Step 4

It reaches the books

The approved quote becomes a purchase order. When the contractor's bill arrives, it lands on that unit's profit and loss.
